The first thing we do is confirm what you actually have. We find the rough-in, check the panel for spare electrical capacity, look at where the furnace and hot water tank sit, and figure out the cleanest layout around the mechanical room. On a newer build there is often a smart plan hiding in the space that the original builder never drew.

Newer does not mean warm

A new house still has a cold concrete slab sitting on frozen ground all winter. Builders leave the basement unfinished for a reason: the insulation and floor assembly are your job, not theirs. Frame straight onto that slab and lay flooring on bare concrete and you get a cold floor under a warm house.

We build the floor to break the cold. Rigid insulation and a continuous vapour barrier against the foundation wall, framing held off the slab, and a subfloor between the concrete and your finished floor. Done right for our climate, the basement holds heat like the rest of the house. This is the part people assume a new home already handles, and it does not.

A layout that fits a young family

The reason most Blackfalds basements get finished is space. Another bedroom for a growing family, a bathroom so the mornings work, and a big open rec room where the kids can wreck things away from the main floor. We plan the space around how you actually live rather than cramming in rooms for a listing someday.
