Does an Outdoor Living Space Add Value to Your Home in Alberta?
The honest answer on ROI for decks, pergolas, and outdoor living spaces in Central Alberta: what adds value, what doesn't, and how to think about the investment.

Every homeowner considering an outdoor living project eventually asks the same question: will I get my money back when I sell? The honest answer is nuanced, and depends on what you build, how you build it, and how long you're in the house.
What the data actually shows
According to Remodeling Magazine's Cost vs. Value Report, wood deck additions in Canada consistently return 60-80% of their cost at resale. Composite decks return 65-80%. These aren't guaranteed numbers, they're averages across many markets and conditions. But they tell you something important: outdoor living investments return meaningful value at resale, more than most interior renovations.
In Central Alberta specifically, a well-built composite deck on a home in Red Deer, Lacombe, or Sylvan Lake is a feature that buyers expect and price for. A home without any outdoor living space competes at a disadvantage against comparable homes that have it.
What adds the most value
Composite decking returns better value than pressure treated wood at resale. Buyers understand that composite means no maintenance, that's a tangible benefit they'll pay for. A PT deck they'll have to restain every few years is a liability they'll discount.
Covered structures (pergolas with louvre roofs or solid covers) add more value than open structures because they extend usable seasons. In Alberta where the outdoor window is already compressed, a covered space that's usable from April through October is worth more, in practice, than a platform that gets rained out every June.
Professionally permitted and inspected work adds value at disclosure. Buyers and their lawyers look for permits. A deck built with a permit and passed inspections is worth more than an identical unpermitted deck at disclosure time.
What doesn't necessarily return its cost
High-end premium features return value only if the home already supports them. A $90,000 outdoor transformation on a $350,000 home will not return the investment at resale. Buyers will not pay $440,000 for a $350,000 home because the deck is outstanding. The property has a ceiling, and outdoor improvements can't push through it.
Niche features like elaborate water features, outdoor kitchens with premium appliances, or very specialized lighting systems return less reliably than foundational builds. A buyer who doesn't share your passion for the outdoor kitchen doesn't price it the way you do.
The right way to think about outdoor living ROI
ROI analysis for outdoor living works best when you include the years of enjoyment before the sale. A composite deck you build this summer and use for 15 years before selling returns value in two ways: the enjoyment while you live there (real value, even if it's not on a spreadsheet) and the resale contribution.
If you're planning to sell in 2 years, the math on a $75,000 outdoor transformation is harder to make work. If you're going to be in your home for 10-15 years, the analysis looks completely different.
The Sylvan Lake and Red Deer market specifically
In Red Deer and surrounding Central Alberta communities, outdoor living improvements return well relative to the broader Canadian average. The compressed outdoor season creates genuine appetite among buyers for homes that maximize the usable months. A quality composite deck with pergola on a Sylvan Lake property with a view is a meaningful differentiator in a market where buyers are comparing otherwise similar properties.
