Small newer lots reward a smart layout

On a tighter subdivision lot, every square foot counts and so does the sightline to the neighbours. The deck that works is the one that carves out a private, usable space without swallowing the whole yard or leaving your kids no grass to run on. We spend time on the layout for exactly this reason. A wrap around a corner, a built-in bench that doubles as a railing, or a privacy panel angled at just the right spot often does more for a small yard than simply building bigger.

Walkout and raised lots are common here

A lot of the newer builds in Blackfalds sit on walkout or partially raised basements, which means the back door can be a full storey up. That changes the job. Frost footings still matter on a new lot

New subdivision or not, the ground here freezes and heaves every winter. Footings have to reach below the frost line, commonly around four feet in this area, or the deck moves with the seasons. On recently developed lots the soil is often disturbed fill from construction, so we assess it rather than assume it is solid.

Sometimes. If the original footings were set below frost and are still sound and in the right spots, reusing them saves money. We check before we plan around them.
