Kitchen Renovations in Innisfail and the Acreages

A kitchen on a town lot in Innisfail and a kitchen on an acreage are different jobs. Well water, septic and access are the reasons why.

Innisfail is a small town with a lot of farmland and acreages wrapped around it, and a kitchen renovation in one is not the same job as a kitchen renovation in the other.

We are Green Ladder, a builder out of Red Deer, and we work in Innisfail and the surrounding acreages, mostly through the winter when interior work makes the most sense anyway.

A town lot kitchen is a known quantity

On a serviced lot in town you have municipal water and sewer, a normal electrical service, and a house that was built to whatever the standard was at the time. Older homes near the centre bring the usual older home items: settled floors, dated services, sometimes plaster.

The work is predictable and the questions are the ones we would ask anywhere. Does that wall carry load. What will the panel take. Where is the natural light.

An acreage kitchen brings three things a town kitchen does not

Well water is the first, and it is the one that gets overlooked. Hard water is common out here and it is hard on fixtures, on a dishwasher, and on anything with a cartridge in it. While the kitchen is open the plumbing is accessible, and that is the moment to add or upgrade treatment (doing it a year later means getting back into the same wall you just finished).

Septic is the second. What you can add is constrained by what the system was sized for, and a kitchen that gains a dishwasher and a second sink is adding load. It is usually fine. It is worth confirming, particularly on an older field.

Power is the third. Some acreage houses run a service that was sized for a different era, and a kitchen with an electric range, a wall oven, a dishwasher and a microwave asks more of a panel than the original kitchen did. A licensed electrician can tell you in one visit whether there is room, and that visit belongs before the scope is written.

Propane, and what it means for the range

A lot of acreages out here run propane rather than natural gas, and if you want a gas range that is the supply you are working with.

It works well and it cooks the same. What differs is the plumbing to it and the fact that appliances are usually ordered with the right orifice for propane or converted with a kit, so the appliance decision and the fuel decision get made together instead of one after the other. A licensed gas fitter does that connection, and it is worth knowing before the range is ordered.

Access, and why it belongs in the conversation

An acreage is further out, and that shows up in the schedule more than in any single line. Trades travel, deliveries need somewhere to land, and a cabinet delivery down a long driveway in February needs that driveway to be passable.

None of that is a problem. It is a planning item, and it is one of the reasons we stay inside about an hour of Red Deer: we would sooner be on site when we said we would be than take work we cannot service properly.

Farm kitchens do a different job

A working acreage kitchen often has to handle more than a town kitchen. More people at once, boots and outerwear coming through, sometimes a freezer and a second fridge in the room, and cooking in volume instead of in portions.

That changes the brief. A larger sink, more counter than looks necessary on a drawing, a mudroom or boot area adjacent so the kitchen is not the entry, durable flooring that takes what comes in from outside, and storage sized for bulk, not for a week.

Design it for the way the room actually gets used, not for the way a showroom kitchen photographs.

Permits

Structure, new plumbing and new electrical need a permit. In Alberta the homeowner is the permit applicant, so the application goes in under your name, and we support you through all of it: which permits apply, what goes with the application, and the work ready at each inspection.

Which authority you deal with depends on whether the property sits inside the town or in the county, and those are different offices with different requirements. Worth confirming early.

How we quote it

We walk it first. On an acreage the specific questions are the water, the septic, the panel and the access, and none of those can be answered from a photo.

Then the price comes firm in writing. We do not publish kitchen ranges, because an acreage kitchen and a town kitchen of the same size can be very different jobs once you know what is feeding them.
