Why framing is quoted after a site visit rather than by square foot, what moves the price on garages, additions and alterations, and how to compare two quotes fairly.

Framing is quoted after seeing the drawings and the site. That is not evasion, and here is the honest reason: the price swings on things that do not appear in a photograph or a square foot number.

The Five Things That Move a Framing Price

Access. How the material gets to where it is being built. A garage on an open lot with lane access is a different job than one behind a tight side yard where every stick is carried by hand. This is labour, and it is real.

Existing structure. Working around a building that is already there is slower than building on an open site, and older homes in Red Deer are rarely square or level. Every connection has to be made to what is actually there.

Roof complexity. A simple gable over a rectangle is efficient. Hips, valleys, dormers, and tie-ins to an existing roof are not, and the difference is large.

How much is engineered. Engineered members cost several times what dimensional lumber costs. A plan calling for LVL beams and engineered joists prices differently than one that does not, and that is a design decision rather than a quoting decision.

Whether an engineer is involved. Structural alterations effectively always need a stamp. That is a cost ahead of framing, and it also constrains how the framing has to be built.

Why Square Foot Pricing Misleads

A per square foot number works when jobs are alike. Framing jobs are not.

Two 24 by 24 garages can differ substantially on price because one has a 16 foot overhead door and a hip roof and one has two 8 foot doors and a gable. Same floor area. Different amount of structure, different header sizes, different roof.

For subcontract work on a builder's prints, per square foot pricing is normal and sensible, because the prints remove the unknowns. For homeowner work it usually hides them.

Roughly Where Projects Sit

Rather than quote numbers that will be wrong for your project, here is what the scope typically includes so you can compare quotes on like terms.

Detached garage or shop. Floor system or slab prep, wall framing, trusses, sheathing, roof deck. One to three weeks on site. Left ready for the envelope.

Addition or bump-out. Foundation tie-in, floor system, walls, roof tie-in to the existing house. Two to six weeks. Almost always contains a structural alteration where the two buildings connect, which people forget to budget.

Structural alteration. Shoring, beam installation, load carried to a bearing point, wall rebuild. A few days to two weeks. Engineer stamp and permit effectively always.

Basement development framing. Partition walls, bulkheads, mechanical boxing, openings. One to two weeks for the framing stage.

Homeowner projects get a firm written price after the site visit. Builder subcontracts are quoted per project or per square foot against your prints.

How to Compare Two Quotes Fairly

Put them side by side on these lines. The gap almost always lives in two or three of them.

Are engineered members included where the plan calls for them, or substituted with dimensional lumber?

Is the hardware schedule priced, or assumed? Rated connectors and their specified fasteners are a real cost.

Is shoring in scope on an alteration?

Is sheathing included, and to what nail schedule?

Does it include the roof deck, or stop at the trusses?

Is the site cleanup and disposal in there?

A quote that says "quality framing, built to last" tells you nothing. A quote that lists members, hardware, sheathing, and where it stops tells you what you are buying.

Why the Cheapest Framing Is Rarely the Cheapest Job

Every trade after framing inherits what the framer left. An out-of-level floor system telegraphs into every cabinet run and every tile joint. A wall a half inch out of plumb is a shim on day two and a demolition after drywall. Headers sized by eye sag years later, inside a finished wall.

None of that shows up on the framing invoice. All of it shows up on someone's.

When to Get Quotes

Framing quotes need drawings. If you do not have them yet, the useful first conversation is about which permits apply, whether an engineer is needed, and what the realistic sequence is, so the drawings get produced once.

Winter is when there is the most crew capacity in Central Alberta, because outdoor living work has stopped. Lead times are shorter between November and April.
